Purchasing a new home is exciting, but it is still important to go through the walk-through process before closing. Here are a few general steps to a home walk through.
Turn On and Off Every Light Fixture: Check all light fixtures and coordinating switches in the home. If something seems broken or is missing a bulb, take not.
Run Water and Check for Leaks Under Sinks: Finding a water leak after closing is frustrating. Instead, run the water and check for any leaks under the sinks.
Test All Appliances: Make sure to test all appliances including refrigerators, stoves, washing machines, dryers, and more. You’re paying for these appliances when purchasing the home, so it is important to make sure they’re in good working condition.
Check Garage Door Openers: Check the garage door opener to ensure it is working properly. If necessary, change batteries in the remote.
Open and Close All Doors: Go through the entire house. Open and close all doors to check to see if they seal properly and/or lock appropriately.
Flush Toilets: Walk into each bathroom and flush the toilet. Look for possible leaks or other problems.
Inspect Ceilings, Walls, and Floors: It’s also a good idea to inspect ceilings, walls, and floors thoroughly. Look for things like cracks or wear that you haven’t previously notated.
Run Garbage Disposal and Exhaust Fans: Go through the home and turn on any exhaust fans in the bathroom or kitchen. Run the garbage disposal. If there are any loud noises or problems, let your realtor know.
Test Heating and Air Conditioning: It’s always a good idea to test the heating and air conditioning units to ensure they are operating properly. Try to run each for at least fifteen to twenty minutes.
Open and Close Windows: Make sure you open and close all windows. Not any latch or seal issues.
Make Sure All Debris Is Removed from the Home: Nobody wants to deal with the last owners’ trash. Check to ensure all items have been removed from the home. If not, mention any problem areas to the realtor to address.
